Signs your tile roof underlayment is wearing out

  • Leaks or ceiling stains while the tiles look intact
  • Slipped or shifted tiles that expose the layer beneath
  • Underlayment that looks brittle, cracked, or torn at the edges or in valleys
  • Damp spots in the attic after monsoon rain
  • Repeated leaks after small tile repairs

Why tile roofs often fail at the underlayment

Concrete and clay tiles are durable, but they are not the waterproof layer. The underlayment beneath them keeps water out, and in Phoenix it is usually the part that wears out first. A remove and reset replaces that layer and puts sound tiles back in place.

The remove and reset process

  1. Step 1

    Remove

Our licensed partner carefully removes and stacks the existing tiles.

  2. Step 2

    Inspect

Decking and battens are checked and documented with photos.

  3. Step 3

    Replace underlayment

New underlayment and flashing are installed by our licensed partner.

  4. Step 4

    Reset

Reusable tiles are reset, and damaged tiles are replaced with the closest available match.

How Kadaya coordinates it

  1. Step 1

    Inspection by our licensed partner

We schedule an inspection with LuxBuilt Construction and Restoration, our licensed roofing partner, at a time that works for you.

  2. Step 2

    Photo documentation

Findings are photographed and dated so you can see what the inspector saw without climbing onto the roof.

  3. Step 3

    A clear plan

We walk you through the written scope from our partner in plain language, including options and what each one involves.

  4. Step 4

    Updates through completion

We keep you informed on scheduling, progress, and final documentation from the first visit until the work is complete.

What affects the scope and cost

  • Condition of the underlayment across the roof
  • How many existing tiles can be reused and whether replacements match
  • Batten and decking condition found during the work
  • Roof size, pitch, and access
  • Concrete or clay tile, since handling differs
  • Solar panels that must be removed and reinstalled

We share pricing only after our licensed partner inspects the roof and prepares a written scope. A project planner to help you think through these factors is coming soon.

Phoenix specific notes

  • Heat works on the layer you cannot see

Tiles shade the underlayment from direct sun, but heat still builds beneath them. Over many Phoenix summers that heat dries out the underlayment until it cracks.

  • UV reaches exposed edges

Where tiles slip or crack, sunlight reaches the underlayment directly and breaks it down faster.

  • Monsoon rain finds the weak spots

Tiles shed most water, but wind driven rain gets beneath them. A worn underlayment is what lets that water into the home.

  • How long it lasts varies

Underlayment life varies with material, install quality, and exposure. A documented inspection tells you where your roof stands today.
